D8 European Park will welcome first tenant soon.
Na severu Prahy se již naplno rozběhla výstavba moderního logistického parku D8 European Park. Buduje ho společnost National Technological Park, společný podnik mezinárodních firem AFI EUROPE a ProDelta.
Pozice parku přímo na Exitu 9 dálnice D8 nabízí nejen bezprostřední blízkost Prahy (pouhých 14 km od centra českého hlavního města), ale zároveň výborné napojení na severní a západní Čechy. Díky přímému dálničnímu napojení na Drážďany (po dálnici je jen 92 km na hranice) i skvělé spojení s Německem a samozřejmě i dále se zeměmi Beneluxu. Dálnice D8 tak zároveň poskytuje napojení na klíčové Nizozemské a Německé přístavy. Okolní obce včetně blízkých středně velkých měst jako Kralupy nad Vltavou, Neratovice či Nymburk zajistí projektu velké množství pracovní síly. Bez zajímavosti není ani těsné sousedství centrálních distribučních center maloobchodních řetězců Ahold a Tesco. Park tak bude ideálním místem pro logistiku v rámci České republiky i mnohem většího regionu.
D8 European Park nabídne nájemcům tři budovy se skladovou plochou 20 125 m2, 35 700 m2 a 34 200 m2 těch nejlepších světových parametrů. Například čistá skladová výška 10,6 m nabízí při plánování kapacity regálového systému znatelně větší flexibilitu nežli standard na trhu 10 m. Spolu s nadstandardní vnitřní roztečí sloupů 33,6 m na šířku a 12,0 m do hloubky tak budovy umožňují až o 7 % vyšší efektivitu využití prostoru než konkurenční projekty.
Rovněž výbava budovy je na vysoké úrovni. Jako příklad uveďme nakládací rampu na každých 475 m2. Rozmístěné jsou přitom po obou delších stranách budov. Samozřejmostí je jejich vybavení těsnícími límci a vyrovnávacími můstky. Zajímavostí jsou také nákladová vrata s možností přímého vjezdu. Všechny budovy budou standardně vybaveny sprinklerovým systémem ESFR. Podlaha skladu splňuje nejpřísnější evropské normy a nabízí nosnost 5 tun/m2.
Kvůli maximální úspoře provozních nákladů se počítá s účinnou tepelnou izolací všech tří budov. Výkonný systém plynového vytápění je dimenzován na udržování teploty ve skladech na hodnotě 15 °C. Energii nezbytnou na vnitřní osvětlení ušetří střešní okna, která v případě budov D8 European Parku pokryjí 4 % celkové plochy střechy.
Veškeré pronajímané plochy je developer připraven přizpůsobit podle specifických potřeb nájemce. Jde nejen o vnitřní vybavení, ale rovněž o kancelářské prostory. Úpravy mohou být učiněny ve smyslu rozsahu prostor, jejich členění i vnitřního vybavení a designu. Flexibilitu budov podtrhuje fakt, že bude možné vytvořit pronajímatelné jednotky s velikostí již od 1900 m2. I takto malá jednotka bude disponovat třemi nákladovými rampami, vjezdovými vraty i kancelářskými prostory.
Velkou pozornost věnuje developer také volným plochám parku. K dispozici bude jak dostatečný počet parkovacích míst pro automobily zaměstnanců a návštěv, tak i odstavné plochy pro nákladní vozidla. Projekt počítá s manipulační plochou před nákladovými vraty o hloubce 37,5 m, což umožní pohodlné a bezpečné přistavení vozidla.
Budoucí nájemníci získají automaticky také celou řadu doprovodných služeb. Jde zejména o zabezpečení areálu strážní službou po celých 24 hodin. Developer se také zavazuje k udržování budov a vybavení parku v perfektním stavu, k odstraňování sněhu či ke sběru odpadu. Park bude vybaven reklamním sloupem pro loga firem působících v parku a orientačním systémem, který návštěvníkům pomůže zorientovat se v areálu.
Strategie investičních společnosti AFI EUROPE a ProDelta zahrnuje kromě vybudování parku také jeho trvalé provozování. Z toho plyne přirozená snaha developerů docílit maximální kvality budovy a jejich nízkých provozních nákladů. Pro budoucí nájemníky skladu se tak investoři stanou dlouhodobými partnery.
Není pochyb o tom, že D8 European Park zaujme pevné místo na mapě předních logistických areálů ve střední Evropě. První budova bude připravena sloužit nájemníkovi již v srpnu letošního roku.

Demand for storage premises on the increase, one of them under construction near Prague, valued at CZK 1.3 billion
Prague 14 November (Czech News Agency) – Demand for modern storage premises is on the increase. Companies leased over 150,000 m2 of the storage areas in the third quarter. The demand therefore increased by 37% interannually, and by more than 80% comparing to the previous quarter, as results from the data produced by the company CB Richard Ellis. For example, construction of a logistic area called D8 European Park valued at 45 million Euros (CZK 1.3 billion) has commenced.
Most of the storage premises near Prague are located in the western direction, then in the southeast and north or northeast directions. Demand in 1998 was only 50,000 m2, however, growing in the last year up to almost 450,000 m2. Concurrently, the unoccupancy rate has been growing accordingly, being kept under 5 % in 2004, but reaching 5% last year and exceeding 10% as of this year’s September.
The industrial D8 European Park is located in the municipality of Kozomín, in the proximity of the capital city. At present the surface soil is being removed, the construction works on the first of the three buildings should commence this year, announced David Halfi, managing director of Afi Europe which, together with ProDelta, is a developer of the construction.
The first building, which will provide over 20,000 m2, is anticipated to be completed in the 3rd quarter of 2007. The other two buildings will provide almost 70,000 m2 in total; they should be completed in the 1st quarter of 2008. The constructor will be selected in the tender, which has not been closed yet.

Investor, the company National Technological Park, which is the joint venture of the companies AFI Europe and ProDelta, supposes that the first one of three buildings will appear in the third quarter of the next year. “D8 European Park is our answer for the demand for the quality storage premises. And we do not want just offer another logistic park to our clients. The difference will rest in particular in the architectural design and wide spectrum of services,“ stated David Halfi, director of AFI Europe Czech Republic.
Segment of logistic and industrial real estates attracts more and more investors. This month construction of the storing center of the area of 129 thousand square meters was announced by the German company Hochtief Development, which has still not carried on its business activities in this field of real estate market like AFI Europe. The published statistics encourage developers. Only in the third quarter of this year more than 150 thousand square meters of storage areas were leased. This number represents 84percent increase of the demand in comparison with the last quarter of the year and interannual growth by 37 percent.
AFI Europe is the daughter company of the Israeli company Africa Israel International Investments, which has been operating in the Czech Republic since 1997. Among its most known projects belong the following: Palace Flora in Prague, Korunní dvůr in Vinohrady or Business center Evropská. Demand increases, not only in Prague
STORAGE AND LOGISTIC PREMISES
Logistic premises and storage premises grow in particular in the surroundings of Prague and of main thoroughfares like a beansprout. Only in the third quarter of this year more than 150 thousand square meters of storage areas found their tenants.
Most of the storage premises near Prague are, according to the analysis of the company CB Richard Ellis, located in the western direction, then in the southeast and north or northeast directions. Demand in 1998 was only 50 thousand square meters, however, growing in the last year up to almost 450 thousand square meters. The group of the strongest investors has not changed practically, however it concentrates also on other localities than just the Central Bohemia.
Besides Brno, Ostrava or Plzeň there exists an interest in region of Krušné hory, Žatec region and other places. The key problem of these new localities is the market with the qualified manpower. It threatens that the human resources will be exhausted soon. "The Czech Republic is small in this respect and moreover it is not very usual in our country so that the people moved because of work," said Karel Stránský from the company Colliers International.
NEW PARKS NEAR PRAGUE
Not only for the reason of sufficiency of the qualified manpower the surroundings of the Prague remain the most attractive locality. New and new projects are implemented here. The construction of the industrial D8 European Park commenced in October in the municipality of Kozomín near D8 motorway. At present the surface soil is being removed, the construction works on the first of the three buildings should commence this year. The developer of the construction is the company Afi Europe together with the company ProDelta.
Completion of the first building, which will offer more than 20 thousand square meters of storage areas, is expected in the third quarter of the next year. Other two buildings will offer in total almost 70 thousand square meters of the areas. They shall be completed in the 1st quarter of 2008. The construction contractor will arise from the selection procedure, which has not been finished yet. “We do not want just offer another logistic park to our clients. The difference will rest in the architectural design, wide spectrum of services and exceptional quality of implementation,“ claims the general director of the company AFI Europe Czech Republic, David Halfi.
ALSO PROLOGIS CONSTRUCTS ON D8
Motorway to the north was chosen by the company ProLogis for its project implementation. It constructs the new logistic center in Úžice u Prahy. Park will be its second modern logistic facility of this type in the area of central Bohemia. In the first two stages 126 thousand meters of distribution areas for approximately 55 to 59 million Euro will arise here.
After completion of all the planned stages the center will consist of seven buildings with modern storage and office premises of the total area of approximately 170 thousand square meters. The first stage – two buildings (each of the area of 25, 750 square meters) – will terminate in the second quarter of 2007. Other stages will continue immediately.
ATTRACTIVE NORTH
Two projects implemented near D8 motorway forecast the great potential, which this road offers for other logistic parks. According to Stránský it is the part of one of main European arteries connecting the north of Europe (in particular the ports in the North Sea) with the Balkans. "Industrial developed areas in the north Bohemia are very near from here," states Stránský.
However the investors are interested also in other motorways in the Prague periphery. The demand concentrates in particular on surroundings of Modletice and Jažlovice, where other warehouses grow. The company Pinnacle have opened the grounds here recently and it is already working at its extending. Most of the mentioned parks have the foreign investors, only several operators are Czech. But they still are and maybe where no one would expect them.
NEW WAREHOUSE WITH MODERN TECHNOLOGIES
Most production plants of the food industry company Hamé are located in the south and central Moravia. When the company decided to invest in the new central warehouse, it chose the locality of Staré Město near Uherské Hradiště.
The basic idea at considerations on the new central distribution warehouse common for all production plants was decrease of the external store costs. And not only that. "We planned incorporation of shipping departments in one center, increase of capacity and optimization of stock, decrease of number of employees, automatic identification of goods and last but not least use of the progressive store technologies and handling equipment," notifies director of logistics of Hamé, Martin Štrupl.
The company have used the services of the external warehouses so far, for which it had to pay relatively great sums. Besides this each production plant has its own stock room, which will however be kept, since they serve for storing of the just produced tins and other goods before shipping into the new central warehouse.
MILLION INVESTMENTS
The volume of the used money for construction of the center exceeded 230 million of crowns. Of which 185 million was used for the construction. Other 30 million crowns were paid for the shelves and 11 million for the handling equipment.
Period of return ability of the put investments is expected as eight to ten years. The new hall has storing, receipt and shipping part, according to the operation intensity the number of receipt and shipping places may be manipulated with. Minimally 35 thousand of euro pallets may be stored in the hall, now before the Christmas the warehouse experiences the first strain.
Great investments were put also in the technology. "When we were deciding on the warehouse equipping with technologies, we wanted the best technologies on the market," stated further Štrupl. Just the modern technology shall be of the great importance for further future of the warehouse. Hamé expects that it will lease the part of the warehouse to another company, which operates if possible in the similar sphere as the Hamé products address. It might be for example the distributor of the pharmaceutical goods etc.
